New York-New Jersey Port is one of the busiest ports in North America and one of the world's natural deep-water ports. The throughput reached 0.16 billion tons in 1980, and it has been more than 0.1 billion tons for many years. On average, more than 4000 ships enter and exit each year. In terms of total tonnage, the port is the third largest port in the United States and the largest port on the east coast.

Even in the face of decreasing demand from retail and consumer goods shippers, shippers engaged in food and beverage, auto parts and medicines are adding warehouses near the ports of new york and New Jersey. At the same time, due to the uncertainty of IWLU contract negotiations some time ago, shippers continue to avoid the west coast, most of which have already arrived in the ports of new york and New Jersey. These conditions further consolidate the port's four consecutive months as the busiest gateway in the United States.

At the same time, the U.S. Gulf Coast has also become one of the busiest ports. The number of containers increased by 11% in November, which runs counter to the year-on-year decline in other major U.S. ports.

November, Barbours Cut and Bayport container terminals in the Port of Houston handled a total of 348,950 TEU, and by the first 11 months of 2022, their total so far this year exceeded 3.6 million TEU. This is an increase of 17% over last year. November 2022 was the fourth busiest month in the Port of Houston, after 353,525 TEUs in September, 371,994 TEUs in October and 382,842 TEUs in August.

Bill Waxman, vice president of Industrial Real Estate Brokerage DTZ, said at a webinar for the North Jersey State Transportation Planning Bureau last week that Cold Chain and Life Sciences led New Jersey's 2022 lease signing.

"When we entered 2022, we saw a big change," Waxman said. "In 2020 and 2021, a lot of demand, especially in northern and central New Jersey, was driven by e-commerce companies. E-commerce and rapid delivery companies have been replaced by food and beverage, cold chain, fulfillment and life sciences tenants. He added that 25% of the storage in the New Jersey market involves food and beverage distribution.

According to data from S & P's Global Business Journal, as of November, the transportation of pharmaceutical ingredients through the New York-New Jersey port increased by 24% over the same period last year, reaching 20,938 TEUs. As of November, auto parts shipments were 93,371 TEUs, up only 5% year-on-year, but 21% higher than the same period in 2020.

's additional business through the New York-New Jersey port made it the busiest port in the United States for the fourth consecutive month. Preliminary data from the Port Authority of New York and New Jersey showed that the port moved 723,069 TEUs in November, nearly 100,000 more than the Port of Los Angeles handled.

with a new batch of shippers using the port of new york-New Jersey, the northeast storage market is still one of the strongest.
